Neath Port Talbot, Castell-nedd Port Talbot in Welsh, is a county borough in the south-west of Wales, bordered by Swansea to the west, Bridgend and Rhondda Cynon Taf to the east, and Powys and Carmarthenshire to the north. Its principal towns are Neath, Port Talbot, Briton Ferry and Pontardawe, and the 2011 census counted 139,812 people. The coastal areas are mainly English-speaking, while many people in the northern valleys speak Welsh.
We are a broker, not a lender. We arrange business mortgages for limited companies anywhere in the borough that want to buy or refinance the premises they work from. This is commercial finance secured on a trading company's own building, not a residential mortgage.

How does the steel transition affect premises finance in Castell-nedd Port Talbot?
Lenders judge your business, not the steelworks, but they will ask how much of your turnover depends on one customer or one sector. A supplier that has widened its customer base, or that serves the new furnace project and other industries, presents a stronger case than one tied to a single contract. Clear management accounts and an order book help.
Indicative owner-occupier pricing is 6.0 to 7.5% a year, typically at 70 to 75% loan to value and up to 80% for strong cases, over 5 to 25 years, with arrangement fees usually 1 to 2%, all subject to status, accounts and valuation. Where a purchase must complete quickly, for example at auction, short-term bridging finance at an indicative 0.70 to 0.95% a month can fund it until a term loan takes over.

What does Land Transaction Tax add to a commercial property loan in the Neath and Port Talbot area?
Purchases here pay Land Transaction Tax to the Welsh Revenue Authority. On the non-residential bands published on gov.wales, LTT is 0% up to £225,000, 1% from £225,001 to £250,000, 5% from £250,001 to £1,000,000 and 6% above £1,000,000, rates as at October 2026; check the current rates before you buy.
Illustrative example. A steel fabrication company buys a freehold workshop with a yard for £700,000. A 75% loan is £525,000 and the deposit £175,000. LTT on that price is £22,750, so the company needs around £197,750 in cash before fees. Our guide to stamp duty on commercial property compares the Welsh bands with SDLT.
Planning and security for business property finance across Neath Port Talbot, South Wales
Neath Port Talbot County Borough Council is the planning authority. Former industrial sites are common, so a lender's solicitor and valuer will look at ground conditions and permitted use. Wales sits inside the England and Wales legal jurisdiction, so the lender takes a first legal charge registered at HM Land Registry. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter. Where a deal would be regulated, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. See our Wales business mortgages hub for neighbouring areas.
