New lending

New property-secured company borrowing by quarter

Each bar counts the charges UK companies registered at Companies House that name a property postcode. 6.4% were taken by trading businesses, the owner-occupiers a business mortgage is built for; 91.3% by property investment and development companies.

Latest quarter provisional: charges can be filed up to 21 days after they are created. Companies dissolved before the October 2026 register snapshot drop out of earlier quarters, so the oldest bars run slightly low; compare recent years like with like.

Charges: 12 months to September 2026, change against the 12 months before. Sales: 12 months to December 2025. A charge naming properties in two regions counts once in each region, so regions sum to slightly more than the UK total.

Land Registry records the price of every registered sale. Type O covers commercial, mixed-use, land and other non-residential sales, so treat it as the commercial market's temperature rather than a census of business premises.

How the monitor is built

The Business Property Lending Monitor is a quarterly data set that measures commercial property activity at local level. It joins three public registers to the council areas behind each location page on this site.

Sales

We take every HM Land Registry Price Paid record with property type O, drop deleted records, duplicates and sales under £10,000, and place each sale in its council area by postcode. Medians are only shown where at least 10 sales sit behind them.

New lending

We take every charge registered at Companies House since January 2023 whose particulars name a property postcode, place it in the council areas of those postcodes, classify the lender named on it into a type, and classify the borrower by its SIC codes. Trading businesses are companies whose main activity is not property investment, letting or development.

County, council area and town figures

County pages total the council areas inside them; they never add town figures together. Where a town shares its council area with its county (most unitary authorities), we narrow the town's figures to its Royal Mail post town so the two pages do not repeat each other.

Planning

Counts of applications received in the last 12 months whose description points to commercial use: change of use, hospitality, industrial and warehouse, health and care, retail and leisure, offices. We only show a council where we hold its full register; councils outside our coverage show no planning figure.

Indicative terms

Alongside the data we publish the indicative bands we see in the market, as at October 2026: owner-occupier business mortgages 6.0 to 7.5% a year, trading businesses 7.0 to 9.0% a year, semi-commercial 6.5 to 8.5% a year, commercial remortgage 6.0 to 8.0% a year. Indicative, subject to status, accounts and valuation. See rates and costs or try the business mortgage calculator.

FAQ

About the data

What is the Business Property Lending Monitor?

A quarterly data set from Business Mortgages Broker that tracks two things for every UK location we cover: how many commercial and other non-residential properties sold, and how many new charges companies registered against property. This edition is Q3 2026.

Where does the data come from?

HM Land Registry Price Paid Data (property type O, other) and the Companies House charges register, both under the Open Government Licence v3.0, plus council planning registers for application counts. Postcodes are placed in council areas with the ONS postcode lookup via postcodes.io.

Does a new charge mean a new business mortgage?

Not always. A charge is the security a lender registers at Companies House. A new property-linked charge usually means new secured lending, such as a commercial mortgage, a remortgage or a bridging loan, but it can also be security for a business overdraft or a guarantee. We count charges that name a property postcode. Companies House filings do not state loan amounts, so the monitor counts charges rather than adding up money lent.

Why are some areas missing figures?

Any figure built from fewer than 10 records is suppressed, so small areas are not over-read. Land Registry Price Paid Data covers England and Wales only, so Scottish and Northern Irish pages show lending and planning figures without sales.

Can I use the data?

Yes. The downloads are free to reuse with attribution to Business Mortgages Broker and to the upstream sources named in the manifest, under the Open Government Licence v3.0 terms for that source data.
