Business Mortgages Broker arranges commercial mortgages for trading companies buying or refinancing the premises they occupy, and Cheshire gives us an unusually wide spread of buyers. The ceremonial county runs from the Mersey towns of Warrington, Runcorn, Widnes and Ellesmere Port in the north, to Chester in the west, Crewe in the south and Macclesfield in the east, with a short coastline on the Dee Estuary and the Welsh border beyond. For local government it divides into four unitary areas: Cheshire East, Cheshire West and Chester, Halton, and Warrington.
Its economy is described as diverse, with significant agriculture, automotive, bio-technology, chemical, financial services, food and drink, ICT and tourism sectors, and the county is famous for Cheshire cheese, salt and silk. That range means a premises purchase here can be anything from a dairy business's processing unit to an office in a cathedral city. We are a broker, not a lender, and this is finance for a trading business's own premises, never a residential mortgage.
How does an owner-occupier mortgage work across the Cheshire Plain?
An owner-occupier mortgage is a long-term loan secured on the building a trading company works from, repaid from the profits that company makes. Lenders active in owner-occupier lending assess the accounts first: profit, the cover left after the new payments, and the track record of the directors. Then they value the property and ask how easily another business could use it.
Indicative pricing is 6.0 to 7.5% a year, typically at 70 to 75% loan to value and up to 80% for strong cases, over terms of 5 to 25 years, with arrangement fees usually 1 to 2%. All terms are indicative, subject to status, accounts and valuation. Hotels, pubs and other trading businesses, important in a county with a strong tourism sector, are priced at 7.0 to 9.0%. Our guide to business mortgages walks through the process.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
These figures cover Cheshire East, Cheshire West and Chester, Halton and Warrington together, 53,690 business units. Chemical manufacturers appear at 2.18 times the UK share, paper manufacturers at 1.62 times, and architectural and engineering consultancies number 2,050. Veterinary practices run at 1.58 times, reflecting the county's farming.
Professional and technical services make up 17.1% of firms, and there are 250 large employers. Chemical and process manufacturers buying sites face extra scrutiny on environmental risk and specialist plant, while vets and consultancies are straightforward owner-occupier cases.
Salt, chemicals, cars and aircraft: premises finance in the County of Chester
Cheshire's industry has deep roots. Salt has been mined around Winsford, Middlewich and Northwich since Roman times and is still mined by British Salt, which led to a chemical industry around Northwich, where Brunner Mond is based. Ineos has plants at Runcorn, and the Essar Refinery at Ellesmere Port has operated since 1924. Crewe was once the centre of the British railway industry and remains a major junction, and it is home to Bentley cars; Jaguar and Vauxhall Motors have plants at Ellesmere Port. On the Flintshire border, the Broughton aircraft factory is associated with Airbus.
Those large employers support many smaller firms: engineering shops, logistics operators, maintenance contractors and component suppliers. For them, buying an industrial unit near their main customer is a common move, and a lender will look closely at customer concentration in the accounts. Agriculture adds another strand: the county's farming is generally based on the dairy trade, and food and drink businesses process and sell what it produces.

Across the four Cheshire council areas, industrial stock rose 15% to 10,170 units, with an average rateable value of £44,900. Offices grew 17.5% to 9,150. Shops fell 6.6%, and the 'other' category rose 28.4%. Growing industrial supply gives manufacturers and distributors more options when buying, and more comparable evidence for valuers.
Tax, legal charge and planning for commercial property loans in Cheshire, UK
Cheshire is in England, so Stamp Duty Land Tax applies at HMRC's non-residential rates: 0% up to £150,000, 2% from £150,001 to £250,000 and 5% above £250,000 (rates as at October 2026; check the current rates before you buy). The lender takes a first legal charge registered at HM Land Registry. Planning sits with the unitary council for the area, and Halton Borough Council belongs to the Liverpool City Region Combined Authority while the other three collaborate through the Cheshire and Warrington Combined Authority.
Illustrative example. An automotive components supplier buys a factory for £900,000. A 75% loan is £675,000, leaving a £225,000 deposit. SDLT on £900,000 is £34,500, and legal and valuation fees are added, all from the company's own funds. Our commercial stamp duty guide shows how the bands work.
Refinancing business premises in the four Cheshire unitary areas
Many Cheshire owner-occupiers already own their building and want better terms, or capital released to invest. Remortgaging business premises is assessed in the same accounts-led way, at indicative rates of 6.0 to 8.0% a year, subject to status, accounts and valuation. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter. Where a deal would be regulated, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. For the rest of the region, see our North West England page.
Cheshire towns where we arrange premises finance
Chester
The historic county town on the River Dee, close to the Welsh border, Chester's economy rests on tourism, retail, public administration and financial services. Hoteliers, restaurateurs, retailers in the medieval Rows and professional firms are typical buyers of their own premises.
Warrington
Cheshire's largest settlement sits on the Mersey between Liverpool and Manchester, ringed by the M6, M56 and M62. Distribution, retail and manufacturing businesses buy warehouses, units and town centre premises here, helped by the West Coast Main Line at Bank Quay.
Crewe
A railway town in the south of the county and home to Bentley cars, Crewe has several business parks and industrial estates hosting light industry and offices. Engineering suppliers and logistics firms find units here, with one of the largest stations in the North West.
Macclesfield
A former silk town on the River Bollin in the east, Macclesfield is now the manufacturing home of AstraZeneca, with textiles, light engineering, paper and plastics firms. Mill buildings and town centre shops give owner-occupiers a range of premises close to the Peak District.
Runcorn and Widnes
Facing each other across the Mersey in the Halton borough, these towns are tied to the chemical industry, with Ineos plants at Runcorn. Contractors, chemical suppliers and logistics firms buy industrial premises here, and lenders check environmental history on industrial sites.
Ellesmere Port
On the Mersey near the Wirral, Ellesmere Port hosts the Essar Refinery and car plants for Jaguar and Vauxhall Motors. The supply chain around them creates steady demand from engineering and service firms wanting their own industrial units.
Northwich and Winsford
In mid Cheshire, these towns grew on salt, which is still mined around Winsford, and on chemicals, with Brunner Mond at Northwich. Manufacturers and trade businesses buy industrial premises here, though lenders take care over ground conditions in former salt-working areas.
