The London Borough of Hounslow runs from Chiswick, close to central London, out to Feltham and Bedfont on the Surrey border. It covers five major towns, Chiswick, Brentford, Isleworth, Hounslow and Feltham, and about a quarter of its area is parkland, including Osterley Park, Gunnersbury Park and Syon Park. Heathrow sits just over the boundary in Hillingdon.
We are brokers. We arrange business mortgages for companies buying or refinancing the premises they trade from in any part of the borough, and we never lend money ourselves. This is finance secured on a commercial building your business occupies, not a home loan. We assess the company and the property, then approach the lenders whose criteria fit.
What kind of premises do trading companies in the London Borough of Hounslow buy?
The A4 Great West Road through Brentford is known as the Golden Mile, home to the headquarters of GlaxoSmithKline and Sky. Sega Europe and JCDecaux UK also have head offices in Brentford, and Chiswick Business Park hosts the UK offices of firms such as Danone, Starbucks and Singapore Airlines, along with several media companies. Fuller's Griffin Brewery stands in Chiswick.
Towards the airport the character changes. DHL Air UK is based in Hounslow, Air France-KLM's UK and Ireland head office is at Plesman House in Hatton Cross, and Menzies Aviation has its head office in Feltham. Smaller businesses grow up around those names: production companies needing studio or office space, aviation and logistics suppliers wanting warehouses, and retailers and restaurants on the town high streets. Our page on owner-occupier mortgages explains how a lender judges a company buying its own building.

- 1.9xtravel agencies and tour operators105 businesses
- 1.8xfilm, TV and music production315 businesses
A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
Information and communication firms make up 11.7% of Hounslow's 15,205 businesses, close to double the UK share of 6.2%. Computer programming runs at 2.1 times the national rate, and film, television and music production firms number 315, at 1.82 times. Transport and logistics is the other pillar, at 7.2% of the base, with warehousing at 2.33 times the UK share.
That gives two quite different borrowers. A production company buying a studio or edit suite will be judged on contract income and how specialist the fit-out is. A courier or forwarder buying a shed near Feltham is a more familiar case for a lender: plain industrial space with plenty of comparable sales.
How do the M4 and Great West Road affect business property finance in Hounslow, England?
The borough's road list reads like a logistics brochure: the M4, the A4 Great West Road and Bath Road, the A316, the A205 South Circular, the A406 North Circular and the A312 Parkway. Units with quick access to the M4 and Heathrow are easy to explain to a valuer because plenty of other businesses would want them.
Four bridges cross the Thames to Richmond upon Thames, including Kew Bridge and Chiswick Bridge, and River Crane, Grand Union Canal and River Brent crossings knit the west of the borough together. Older riverside buildings in Brentford and Isleworth can be attractive offices, though listed or flood-affected property needs careful valuation and insurance.

Hounslow's office and shop counts have not moved in a decade: 2,040 offices and 2,020 shops, both 0% change since 2016. Industrial units dipped 1.3% to 1,560, and they are valuable, at an average rateable value of £95,500. The 'other' category jumped 41.1%, the biggest shift on the list. With so little new industrial supply, owner-occupiers often compete with investors when a unit comes up.
What deposit and tax does a commercial property loan in Hounslow need?
Lenders active in owner-occupier lending usually advance 70 to 75% of the purchase price or valuation, whichever is lower, with 80% possible for strong cases. Indicative pricing is 6.0 to 7.5% a year, terms of 5 to 25 years and arrangement fees of 1 to 2%, subject to status, accounts and valuation. HMRC's Stamp Duty Land Tax on non-residential property is 0% up to £150,000, 2% from £150,001 to £250,000 and 5% above £250,000 (rates as at October 2026; check the current rates before you buy).
Illustrative example. An aviation parts supplier buys a freehold trade unit in Feltham for £650,000. A 75% loan is £487,500, so the deposit is £162,500. SDLT is £22,000, giving cash of about £184,500 before legal and valuation fees. The stamp duty guide shows the working.
Planning and security when refinancing premises in Hounslow, London
Hounslow London Borough Council is the planning authority. Brentford's former factories and offices are being redeveloped into apartments and new offices, so a lender's solicitor will check carefully that your building's lawful use matches how you trade from it. Historic estates such as Chiswick House and Syon House are a reminder that older buildings nearby may carry extra consents.
The lender's security is a first legal charge at HM Land Registry, usually with a debenture or directors' guarantees. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter. Where the FCA would regulate the deal, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. Neighbouring boroughs such as Richmond upon Thames are on our London business mortgages page.
Business districts across Hounslow
Chiswick
Chiswick (W4) is the eastern end of the borough and the most central. Chiswick Business Park brings international offices and a strong media presence, and Turnham Green and the high road are lined with restaurants and independent shops. Professional and creative firms buy offices here; hospitality operators look at period buildings.
Brentford
Brentford (TW8) holds the Golden Mile of the Great West Road, with the GSK and Sky headquarters, plus Sega Europe and JCDecaux UK. Ongoing redevelopment is replacing older factories with flats and offices. Smaller companies buying here want modern office floors or trade units close to the M4.
Isleworth
Isleworth (TW7) takes in Osterley, Spring Grove and Old Isleworth by the Thames. It has a mix of riverside period buildings, local parades and small industrial pockets. Builders' merchants, workshops and professional practices are typical owner-occupiers, and riverside sites need flood checks.
Hounslow town
Hounslow itself (TW3 to TW5) includes Lampton, Hounslow West, Heston and Cranford. DHL Air UK has its head office here, and the high street serves a large, diverse population. Retailers, wholesalers, restaurants and travel-related businesses buy shops and small warehouses near the A4 and Piccadilly line.
Feltham, Hanworth and Bedfont
The western towns sit right by Heathrow. Menzies Aviation has its head office in Feltham, and Aston Martin was once based here. Logistics firms, airline caterers and vehicle businesses look for sheds and yards in this area, where access to the airport perimeter counts for a lot.
Hatton Cross
On the edge of Terminal 4, Hatton Cross is home to Plesman House, the UK and Ireland base of Air France-KLM. Offices and service buildings here suit aviation support companies, freight agents and travel firms that need to be within minutes of the airport.
