East Renfrewshire is one of Scotland's 32 council areas, formed in 1996 as the successor to the Eastwood district of Strathclyde. Going clockwise it borders Glasgow to the north-east, South Lanarkshire to the south-east, East Ayrshire to the south-west, North Ayrshire to the west and Renfrewshire to the north-west. Its northern settlements are part of the Greater Glasgow urban area, the largest being Newton Mearns, Barrhead, Giffnock and Clarkston, while the south turns to moorland and small lochs, many converted to reservoirs, with part of the Whitelee Wind Farm on the moors. Until 1975 it was part of the county of Renfrewshire, and with Renfrewshire and Inverclyde it still forms the Renfrewshire lieutenancy area.
We are a broker. We never lend, and we arrange business mortgages for trading companies that want to own or refinance their premises anywhere in East Renfrewshire. This is commercial finance on your company's own building, not a residential mortgage. We assess the accounts and the property, then put the case to the lenders whose criteria fit.
What do small and medium firms in East Ren buy with a business property loan?
Wikipedia describes East Renfrewshire as home to many small to medium businesses, whose interests are represented by the East Renfrewshire Chamber of Commerce. That matches what the buildings suggest. The suburbs in the north are full of professional offices, dental and medical practices, veterinary surgeries, nurseries, restaurants and specialist shops, while Barrhead has more traditional workshop and industrial space.
For an SME the decision is usually rent against buy. Owning the premises fixes the occupancy cost for the long term and builds an asset on the company's balance sheet, but it ties up a deposit. Our guide to owner-occupier mortgages explains how lenders assess a company buying the building it occupies, including the accounts they want to see and how they treat director guarantees.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
Health is the stand-out sector. Health and social care makes up 9.8% of businesses against 5.6% nationally, and human health activities, which covers dental practices, GP surgeries and private clinics, run at 2.18 times the UK share. Property businesses account for 6.9% of firms against 4.4%.
A dental or medical practice buying its own surgery is assessed on its patient list and income as well as the building. The 86% micro share means most of these deals involve small, owner-managed practices rather than corporate groups, so the partners' own accounts are central.
How is an owner-occupier mortgage secured in East Renfrewshire, Scotland?
The deal runs under Scots law. The solicitors exchange missives, which form the binding contract once concluded, and the buyer's title is recorded in the Land Register of Scotland. The lender's security is a standard security, registered with Registers of Scotland, and it usually comes with a personal guarantee or debenture from the directors.
Instead of stamp duty, the buyer pays Land and Buildings Transaction Tax to Revenue Scotland within 30 days. The non-residential slices are nil up to £150,000, 1% between £150,001 and £250,000, and 5% above £250,000 (rates as at October 2026; check the current rates before you buy).
Illustrative example. A veterinary company buys a surgery in Giffnock for £600,000. A 75% loan is £450,000 and the deposit £150,000. LBTT on £600,000 is £18,500, so the cash needed is roughly £168,500 before fees. Our guide to stamp duty on commercial property shows how that compares with England and Wales.

Refinancing premises in the Eastwood and Barrhead areas
Plenty of companies here already own their buildings, often bought years ago, and come to us to refinance. Reasons include a fixed rate ending, wanting to release equity to expand, or moving the loan from a director's name into the company. Indicative remortgage pricing is 6.0 to 8.0% a year, subject to status, accounts and valuation; see our page on remortgaging business premises.
East Renfrewshire Council is the planning authority, and a new lender will still check that the use is lawful. Lending to a limited company for its trading premises is unregulated and falls outside the FCA's regulated mortgage perimeter, and where a deal would be regulated, such as lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. For the wider picture see our Scotland commercial mortgages page.
Premises loans across East Renfrewshire's towns
Newton Mearns
The largest settlement in the council area sits on Glasgow's southern edge with quick access to the M77. Its business property is mostly retail, offices and health and leisure premises serving a large residential population, and buyers are typically professional firms, clinics and hospitality operators wanting to own a ground-floor unit.
Giffnock
Giffnock is a compact suburb next to the Glasgow boundary, with a station and a busy main road lined with shops, cafés and offices. Practices, estate agents, restaurants and specialist retailers are the usual owner-occupiers, and older tenement-style buildings with flats above make many purchases semi-commercial.
Clarkston
Clarkston has a recognisable centre around its station and the shopping parades nearby. Businesses here buy shop units, first-floor offices and small clinics. Because the stock is limited, firms sometimes buy the unit they already rent from their landlord rather than wait for something else to come up.
Barrhead
Barrhead is the main town in the west of the council area, covered by the Barrhead News, and it has a more traditional industrial past than the eastern suburbs. Workshop and industrial units, trade counters and town-centre shops are the main premises bought here, often by engineering, construction and motor businesses.
Neilston and Uplawmoor
These villages lie in the rural south-west, closer to the moorland and reservoirs than to the city. Purchases are smaller: a village shop, a garage, a hospitality business or a workshop. A valuer has fewer comparable sales here, so the trading record of the business carries more weight with a lender.
