Nuneaton is a market town in the Nuneaton and Bedworth district of northern Warwickshire, close to the Leicestershire border. With 88,813 people at the 2021 census it is the largest town in the county, and its urban area, including Bulkington and Hartshill, had 99,372. Named after a 12th-century nunnery, it grew into an industrial town on ribbon weaving and coal mining. Those trades have faded, but a relatively large number of firms in the automotive, aerospace and engineering supply chains are active here, and distribution has moved in.
We are a broker. We arrange business mortgages for limited companies that want to buy or refinance the premises they trade from in Nuneaton, and we never lend ourselves. This is commercial finance for your company's building, not a residential mortgage.
Which Nuneaton premises do companies buy with an owner-occupier mortgage?
MIRA Limited, formerly the Motor Industry Research Association, operates from a disused wartime airfield on the A5 north of the town, and that presence helps explain the engineering and test businesses in the area. Bermuda Park, south of the centre, hosts the national distribution centres of Dairy Crest and RS Components. Holland & Barrett has its European headquarters in the town and FedEx its UK head office, and several international online marketing companies are based here too.
For smaller companies that translates into demand for engineering workshops, light industrial units, warehouses and offices. In the centre, the Ropewalk Shopping Centre opened in September 2005 and the older Abbeygate Shopping Centre, formerly Heron Way, dates from the 1960s, so retailers and service businesses buy shops and upper-floor offices nearby. The owner-occupier mortgage page explains what lenders look for.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
Nuneaton and Bedworth's 4,370 businesses are heavily weighted towards moving and making things. Transport, logistics and storage accounts for 10.7% of firms, well over twice the UK share, and road haulage firms run at more than three times it. Fabricated metal manufacturers, 110 of them, are at 3.6 times the national rate.
The borough also has 75 residential care businesses, above the usual level for its size. A care home is lent on as a trading business, on occupancy, fees and inspection rating as well as the building, so expect pricing in the 7.0 to 9.0% band rather than standard owner-occupier terms.
How do the A5, A444 and West Coast Main Line affect a commercial property loan in Nuneaton, UK?
The town is near the M6, M42 and M69, and the A5, the old Watling Street, forms the border with Leicestershire and Hinckley. The A444 is a fast dual carriageway into the town from the south and doubles as the ring road, the A47 runs to Hinckley and Leicester, and the A4254 Eastern Relief Road links the east and south of the town. Nuneaton station is an important junction on the West Coast Main Line and the Birmingham to Peterborough line, and Bermuda Park gained its own station in 2016 as part of the NUCKLE rail upgrade.
That access matters to a lender: a warehouse or unit near these routes is easier to relet, which supports the valuation. The River Anker runs through the centre and historically flooded it, notably in 1932 and 1968, before a relief channel was built in 1976, so expect flood searches on riverside premises.

Industrial units are the backbone of Nuneaton and Bedworth's rating list: 1,220 of them, up 5.2% since 2016, at an average rateable value of £47,100. 'Other' premises, which include care homes and pubs, rose 16.2% to 790, while offices fell 2.8% to 350. For a fabricator buying a unit on the edge of town, the depth of local industrial evidence works in its favour at valuation.
What deposit and stamp duty does business property finance in Nuneaton, England need?
Lenders usually advance 70 to 75% of value, up to 80% for strong cases, at indicative rates of 6.0 to 7.5% a year, subject to status, accounts and valuation, over 5 to 25 years with 1 to 2% fees. SDLT is charged at HMRC's non-residential bands of 0% to £150,000, 2% from £150,001 to £250,000 and 5% above (rates as at October 2026; check the current rates before you buy).
Illustrative example. An automotive components firm buys a freehold unit near the A5 for £650,000. A 75% loan of £487,500 leaves a £162,500 deposit, and SDLT is £22,000, so the company needs about £184,500 before fees. Our commercial stamp duty guide sets out each band.
Nuneaton and Bedworth borough council handles planning, and the lender registers a first legal charge at HM Land Registry. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter; a deal that would be regulated, such as lending to a sole trader or individual, or a property where the borrower or close family will live in part, goes to an appropriately authorised firm. Nuneaton areas where companies buy premises
Bermuda Park
South of the town centre, Bermuda Park holds the national distribution centres of Dairy Crest and RS Components and has had its own railway station since 2016. Warehouses and modern industrial units here suit logistics firms and suppliers, and newer buildings are generally simple for a valuer to assess.
A5 corridor and MIRA
North of the town on the A5, MIRA occupies a former wartime airfield. Engineering, testing and automotive supply businesses cluster nearby, and they tend to buy technical workshops and light industrial units with good road access to the M69 and M42.
Town centre
The Ropewalk and Abbeygate shopping centres anchor Nuneaton's retail core. Independent retailers, cafes and professional firms buy shops, offices above shops and small mixed-use buildings, which lenders may treat as semi-commercial when there is residential space above.
Hartshill and Bulkington
These large villages form part of the Nuneaton urban area. Their commercial stock is mainly local shops, small workshops and yards, and owner-occupiers here are often builders, trades and family-run retail businesses.
