East Kilbride, often called EK, is the largest town in South Lanarkshire and Scotland's sixth-largest locality, with 76,607 inhabitants in 2022. A small village until 6 May 1947, when it was designated Scotland's first new town, it sits on a raised plateau south of the Cathkin Braes, about eight miles south-east of Glasgow. North of the modern centre, The Village preserves the settlement that existed before the new town was built.

We arrange business mortgages for trading companies anywhere in East Kilbride that want to buy or refinance their own premises. We are a broker, not a lender. This is commercial finance for the building a business works from, not a residential mortgage.

Which East Kilbride premises suit an owner-occupier mortgage?

The town centre is dominated by a large shopping centre of six linked malls: The Plaza, Princes Mall, Southgate, Princes Square, Centre West and The Hub, built between 1972 and 2016. Its owners went into administration in 2022, and there are plans to demolish much of Centre West for housing, reduce retail space and add civic amenities. Change on that scale tends to push some retailers and service firms into standalone premises nearby.

Beyond retail, a branch of the Foreign, Commonwealth and Development Office in the Hairmyres area adds a public-sector workforce, which supports offices, clinics and professional practices. Our page on professional practice and franchise mortgages covers how lenders assess dentists, vets and similar buyers.

  • 1.9xcleaning and facilities management550 businesses
  • 1.9xtimber and wood products70 businesses
  • 1.9xmachinery repair and installation110 businesses

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.

The figures cover all of South Lanarkshire, which counts 2,025 small and medium sized businesses and 45 large employers, many of them in East Kilbride's planned industrial districts. Postal and courier operators are 1.8 times as common as across the UK, and machinery repair and installation firms run at a similar multiple: both trades that need loading access and secure units rather than offices.

For a mid-sized company moving from a leased unit at Nerston or College Milton into one it owns, a lender looks first at profit cover for the repayments. Freehold units on established estates also give the valuer plenty of comparable evidence to work with.

How do EK's roads affect commercial property finance in East Kilbride, Scotland?

The new-town layout runs on two spines, the Kingsway north to south and the Queensway east to west, with survey work in August 2023 counting 199 roundabouts. The Glasgow Southern Orbital, opened in 2005 as the A726, links the west of the town to Newton Mearns and the M77, the A749 dual carriageway runs north to Rutherglen and Glasgow, and the A725 runs east past Blantyre towards Hamilton, the M74 and the M8.

Good road access widens the pool of businesses that could use a unit, and a valuer will take that into account. Planned towns also tend to have clearly zoned commercial areas, which keeps the planning picture simple for a lender's solicitor.

What does buying business property in East Kilbride, South Lanarkshire cost?

Lenders active in owner-occupier lending typically advance 70 to 75% of value at indicative rates of 6.0 to 7.5% a year, subject to status, accounts and valuation, over 5 to 25 years with fees of 1 to 2%. Land and Buildings Transaction Tax is payable to Revenue Scotland; our guide to commercial stamp duty and LBTT gives the bands (rates as at October 2026; check the current rates before you buy).

Illustrative example. An engineering firm buys a light industrial unit for £380,000. A 75% loan is £285,000 and the deposit £95,000. LBTT is £7,500, so the company needs about £102,500 before fees.

The purchase becomes binding when missives conclude under Scots law, and the lender's standard security is registered with Registers of Scotland. Planning sits with South Lanarkshire Council. Limited-company lending on owner-occupied premises falls outside the FCA's regulated mortgage perimeter; we refer regulated cases to an appropriately authorised firm. Hamilton, Rutherglen and other nearby towns are on our South Lanarkshire commercial mortgages page.

Business districts in East Kilbride

  • Town centre malls

The six linked malls hold most of EK's retail, along with the rebuilt bus station. With redevelopment planned, buyers here should expect a lender to ask how the change will affect footfall around a particular unit.

  • The Village

The pre-new-town settlement immediately north of the modern centre has older buildings and a more traditional street pattern. Cafés, pubs, small shops and offices are the typical owner-occupied premises.

  • Hairmyres

In the west of town, Hairmyres hosts the Foreign, Commonwealth and Development Office branch. Offices and health-related businesses nearby benefit from that employment base and the A726 link to the M77.

  • Kingsway and Queensway corridors

The two main dual carriageways carry most commercial traffic through the town. Trade counters, garages and light industrial units along them are valued partly on that access.

FAQ

Business mortgages in East Kilbride: questions

Can I buy a shop in East Kilbride shopping centre with a business mortgage?

Units inside a managed centre are usually held on leases rather than owned, so they are rarely bought outright. Standalone shops and offices nearby are more common owner-occupier purchases.

Is a 1960s or 1970s new-town building harder to finance?

Not in itself. The lender looks at condition, roof and services, energy rating and how easily the building could be re-let. A survey that flags expensive repairs can reduce the loan.

How much cash do I need to buy an industrial unit in EK?

Typically 25 to 30% of the price as a deposit, plus LBTT and legal and valuation fees. The illustrative example above shows the arithmetic for a £380,000 unit.
