Glenrothes is a town in the heart of Fife and the administrative capital of the area, home to the headquarters of Fife Council and Police Scotland's Fife Division. It had a resident population of 37,468 at the 2022 census, the third-largest settlement in Fife. Planned shortly after the Second World War as Scotland's second new town, it was meant to serve the National Coal Board's Rothes Colliery. The pit closed early, and the town diversified into light industry, playing a significant role in Scotland's Silicon Glen between 1961 and 2000.

We are a broker. We never lend, and we arrange business mortgages for trading companies that want to buy or refinance the premises they occupy in Glenrothes. This is commercial finance secured on your company's own building, not a residential mortgage. We assess the accounts and the property, then approach the lenders whose criteria fit.

Which industrial units do Glenrothes, Scotland manufacturers buy with premises finance?

Glenrothes has the main concentration of advanced manufacturing and engineering companies in Fife. In 2023 around 22,000 people worked in the Glenrothes area, about 16.3% of the 135,000 jobs in Fife, and manufacturing accounted for almost 13% of employment at the 2022 census. A 2014 survey recorded 532,100 square metres of industrial and business floorspace, concentrated in the south of the town and around the centre, and 46 of the "Top 200 Fife Businesses" are based here.

The electronics cluster that remains from Silicon Glen includes Compugraphic (photomasks), CTDI (technology repair and test), Leviton (fibre optic cabling), Raytheon (defence electronics) and Semefab (MEMS), alongside Bosch Rexroth, FiFab and Velux. The smaller firms around them, precision engineers, electronics subcontractors, fabricators and service businesses, are the natural buyers of units here. Our page on owner-occupier mortgages explains how lenders assess them.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.

Manufacturing and engineering accounts for 5% of Fife businesses against 4.2% across the UK, and wood products makers run at 1.9 times the national share. Glenrothes, built as a new town with planned industrial estates, holds a large part of that base.

Much of the town's industrial stock was built to standard designs, which helps a valuer: there are many similar buildings to compare against. The flip side is age, and a lender may ask about roof condition, cladding and energy performance before agreeing terms on an older unit.

How do lenders view distilleries and whisky warehousing in the Glenrothes area?

Whisky has become part of the town's industrial mix. The Inchdairnie distillery, a joint venture formed in 2013, opened in May 2016 at Whitehill Industrial Estate next to Fife Airport, and won UK Government funding in January 2021 to explore hydrogen for process heat. In 2023 Scotch Whisky Investments developed a bonded whisky storage facility at Southfield Industrial Estate. Velux also delivered a £7 million expansion of its UK and Ireland headquarters in the town, announced in October 2018.

Specialist buildings such as distilleries and bonded warehouses can be funded, but a valuer will look at how easily the building could be used by another business, and the loan to value may be lower than for a plain industrial unit. Lenders also read the trading accounts closely when the building and the business are hard to separate.

What does an owner-occupier mortgage on a Glenrothes, Fife unit cost?

Lenders active in owner-occupier lending typically advance 70 to 75% of the price or valuation, whichever is lower, up to 80% for strong cases, at an indicative 6.0 to 7.5% a year over 5 to 25 years, with arrangement fees usually 1 to 2%, subject to status, accounts and valuation.

Glenrothes is in Scotland, so the buyer pays Land and Buildings Transaction Tax. Revenue Scotland's non-residential rates are 0% to £150,000, 1% from £150,001 to £250,000 and 5% over £250,000 (rates as at October 2026; check the current rates before you buy).

Illustrative example. An electronics repair company buys a unit in the south of the town for £750,000. A 75% loan is £562,500 and the deposit £187,500. LBTT on £750,000 is £26,000, so the company needs about £213,500 in cash before legal and valuation fees. Our guide to stamp duty on commercial property shows the full bands.

Fife Council, headquartered in the town, is the planning authority. The solicitors conclude missives under Scots law and the lender registers a standard security with Registers of Scotland. A loan to a limited company for its own premises is unregulated and falls outside the FCA's regulated mortgage perimeter, and where a deal would be regulated, such as lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. See our Fife premises finance page for other towns.

Employment areas in Glenrothes

  • Southfield

Southfield Industrial Estate lies in the south of the town, where most of Glenrothes' industrial floorspace is concentrated, and is now home to a bonded whisky storage facility opened in 2023. Engineering, storage and manufacturing firms buy units here, and the A92 gives a dual-carriageway link to the M90.

  • Whitehill

Whitehill Industrial Estate sits next to Fife Airport and hosts the Inchdairnie distillery. It suits manufacturers and processing businesses that need larger buildings, and lenders will look at how specialised each building is when deciding the loan to value.

  • Queensway and the town centre

Queensway is one of the employment areas close to the town centre, where much of the shopping floorspace sits inside the Kingdom Shopping Centre, Fife's largest. Offices, service businesses and smaller industrial occupiers buy here, close to the council headquarters.

  • Pentland Park and Westwood Park

These named employment areas host modern business and industrial buildings suited to technology, electronics and service firms. Companies here often want well-specified units with office content, which valuers can compare with similar buildings elsewhere in the town.

  • Bankhead, Eastfield and Viewfield

The town's other employment areas mix light industrial units, trade counters and workshops. They are typical locations for trades businesses, small manufacturers and distributors buying their first owned premises after years of renting.

FAQ

Business mortgages in Glenrothes: questions

Can an electronics subcontractor in Glenrothes buy its unit with a commercial mortgage?

Yes. Lenders will review two or three years of accounts, the customer base and the unit itself. A unit that another manufacturer could use is straightforward to value; heavy clean-room fit-outs may be valued more cautiously.

Does the A92 matter to a lender?

Indirectly. Good dual-carriageway access to the M90 makes a unit easier for another business to occupy if you ever moved, which supports the valuation that the lender relies on.

How much cash do I need to buy an industrial unit in Glenrothes?

Usually 25 to 30% of the price as a deposit, plus LBTT, legal and valuation fees and the arrangement fee. All of it comes from the business's own funds, because lenders do not fund the tax or fees.
