Dunfermline is a city, parish and former royal burgh in Fife, three miles from the northern shore of the Firth of Forth, and it was the de facto capital of the Kingdom of Scotland between the 11th and 15th centuries. Its linen industry made it a regional economic powerhouse by the 18th century and produced industrialists including Andrew Carnegie. It was granted city status in 2022 as part of the Platinum Jubilee Civic Honours, and in that year the locality had a population of 56,027 and the wider settlement 76,210.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
Dunfermline sits in a Fife economy where construction and building trades make up 12.9% of businesses, with 1,460 firms, and health and social care 6.7% against 5.7% nationally. Veterinary practices run at 1.77 times the UK share across the region.
For a vet, dentist or care provider, buying the practice building is often the natural next step once the business has a settled client base. A veterinary surgery is assessed partly on its specialist fit-out, so a lender will want a valuation that separates the property from the goodwill of the practice.
How does the M90 at Halbeath shape commercial property loans in Dunfermline, Scotland?
The A907 meets the M90 and A92 at the Halbeath Interchange east of the city, linking Dunfermline to Perth, Edinburgh and Kirkcaldy, with Halbeath Road and Carnegie Drive the main east to west routes through the city. In November 2011 Amazon opened a 1,000,000 sq ft fulfilment warehouse next to the M90, creating over 750 jobs. Shepherd Offshore Group also planned a renewables hub near the interchange on a former factory site.
Two stations, Dunfermline City and Dunfermline Queen Margaret, serve the city, with Rosyth, Inverkeithing and Dalgety Bay nearby, and Edinburgh Airport is 13 miles south. For a buyer, units with quick access to the M90 tend to be easier for a valuer to compare and for a lender to picture being re-let, which can help the loan to value.

What does an owner-occupied building in Dunfermline, Fife cost to buy?
Lenders active in owner-occupier lending typically advance 70 to 75% of the lower of price and valuation, with up to 80% for strong cases, at an indicative 6.0 to 7.5% a year over 5 to 25 years, subject to status, accounts and valuation. Arrangement fees are usually 1 to 2%.
Revenue Scotland collects Land and Buildings Transaction Tax at 0% to £150,000, 1% from £150,001 to £250,000 and 5% above £250,000 for non-residential property (rates as at October 2026; check the current rates before you buy).
Illustrative example. A wholesale distributor buys a unit on one of the city's estates for £380,000. A 75% loan is £285,000 and the deposit £95,000. LBTT on £380,000 is £7,500, so the company needs about £102,500 in cash before fees. See our guide to stamp duty on commercial property.
Fife Council is the planning authority. Under Scots law the solicitors conclude missives and the lender registers a standard security with Registers of Scotland. A loan to a limited company for its trading premises is unregulated and falls outside the FCA's regulated mortgage perimeter, and where a deal would be regulated, such as lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. See our Fife business mortgages page for nearby towns.
Business districts and estates in Dunfermline
Pitreavie Business Park
Completed in the mid-1970s as the Pitreavie Industrial Estate, after the arrival of Philips and the relocation of the Dunfermline Press offices, Pitreavie is now a business park in the south of the city. Office occupiers, technology firms and light industrial businesses buy or refinance buildings here.
Halbeath
Halbeath, on the eastern edge by the M90, has the Amazon fulfilment warehouse, a Park and Ride, Halbeath Road and Halbeath Drive. It is the city's logistics and larger-unit location, attractive to distributors and trade businesses that need fast motorway access north and south.
Elgin Street and Primrose Lane
Elgin Street, along the Lynn Burn, was a Victorian textile area and later home to one of the smaller industrial estates, as was Primrose Lane. Small manufacturers, workshops, motor businesses and trade counters are typical owner-occupiers on these older estates, where building condition matters to the valuer.
City centre and Pilmuir Street
The historic centre around the High Street and Dunfermline Abbey, with Pilmuir Street to the north where Victorian industry clustered, holds the city's shops, offices, cafés and professional practices. Buyers here often take older buildings with upper floors, and a flat above can make the purchase semi-commercial.
