Redhill is a town in the borough of Reigate and Banstead, adjoining Reigate to the west and lying due south of Croydon. It is the post town and commercial centre for Earlswood, Merstham and Whitebushes, and for the Tandridge villages of Bletchingley and Nutfield. The town grew where a natural gap in the Greensand Ridge lets the A23 and the London to Brighton railway through.
We are a broker, never a lender. We arrange business mortgages for limited companies buying or refinancing their own premises in and around Redhill. This is commercial finance on a trading company's building, not a residential mortgage.
Which Redhill businesses buy premises with an owner-occupier mortgage?
Redhill punches above its size as an office location. Wikipedia lists SES Water, Santander Consumer Finance, Axa breakdown assistance, Travelers Insurance and Aon Risk Services as having headquarters in the town. Around them sit three industrial and business estates, Holmethorpe Industrial Estate, Kingsfield Business Centre and Reading Arch, which house the trade, engineering and service firms that make up most owner-occupier enquiries.
Typical purchases are a light industrial unit, a small office building or a town-centre shop. Our page on owner-occupier mortgages explains how lenders look at a company buying the building it occupies.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
The Redhill figures cover the borough of Reigate and Banstead, 7,855 business units. Construction is strong at 16.7% of firms against 12.5% nationally, with specialist trades at 1.4 times the UK share. Professional services make up 18%, and head offices run at 1.57 times. Residential care homes are 1.63 times the national rate. A contractor buying a yard and a care operator refinancing a home look very different to a lender: the first is a standard owner-occupier case, the second is underwritten on occupancy and fees.
How the A23, M25 and rail junction shape business property finance in the Redhill area
The town sits at the junction of the A23 London to Brighton road and the A25 from Guildford to Sevenoaks. The M25 and M23 interchange lies within three miles, reached from junctions 6 and 8 of the M25 and junction 9 of the M23, and Gatwick Airport is about 7 miles south. Redhill Aerodrome, just south-east of the town, runs flying courses and private commercial flights.
Redhill station joins the Brighton Main Line, the North Downs Line and the line to Tonbridge, with services to London Victoria, London Bridge, Gatwick, Reading and further afield. For a lender, that access matters: a unit or office that is easy to reach is easier to relet, which supports its value as security.

Across Reigate and Banstead, offices average £55,600 in rateable value, well above industrial units at £33,900 and shops at £25,900. Office numbers rose 6.3% since 2016, while shops fell 6.3%. Other property grew 22.4%. For an office buyer near the station, that points to a larger loan per building than for a unit on an estate such as Salbrook Road.
Costs of buying commercial property in Redhill, Surrey
Owner-occupier lenders typically advance 70 to 75% of the purchase price or valuation, and up to 80% for strong cases, at indicative rates of 6.0 to 7.5% a year, subject to status, accounts and valuation. Stamp Duty Land Tax on non-residential property is 0% up to £150,000, 2% from £150,001 to £250,000 and 5% above £250,000 (HMRC, rates as at October 2026; check the current rates before you buy).
Illustrative example. A building services contractor buys a freehold industrial unit for £400,000, a round figure for the arithmetic rather than a local price. A 75% loan is £300,000 and the deposit £100,000. SDLT is £9,500, so the company needs about £109,500 before legal and valuation fees. Our deposits and costs guide lists the rest.
Security, planning and regulation for refinancing premises in Reigate and Banstead
The lender takes a first legal charge over the property, registered at HM Land Registry, and Reigate and Banstead Borough Council holds the planning record its solicitor will check. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter; where a deal would be regulated, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. For Guildford, Woking and the rest of the county, see our Surrey premises finance page.
Business districts in and around Redhill
Holmethorpe Industrial Estate
The first of the three industrial and business estates Wikipedia names in Redhill. Distributors, trade counters, engineers and vehicle businesses are the typical buyers of units like these, and with the M25 and M23 interchange close to the town it suits firms that cover Surrey, Sussex and south London.
Kingsfield Business Centre and Reading Arch
Two of the three business estates Wikipedia names in the town. They offer smaller workshop and business units, which suit owner-run trades, light manufacturers and service companies taking their first step from renting to owning their premises. Lenders are generally comfortable with small, self-contained units that many businesses could use.
Redhill town centre
The centre has a shopping centre and the offices of several large companies, with Redhill station and the bus station serving the whole area. Retailers, hospitality businesses and professional firms buy shops and office suites here, and lenders value the transport links.
Merstham
The town joins Merstham to the north, beside the gap in the North Downs where the A23 enters from London and close to the M25 and M23 interchange. Its premises are mainly local shops and small commercial units serving the village and passing traffic.
Earlswood and Whitebushes
Two of the communities for which Redhill is the post town and commercial centre. In Earlswood the Redhill Brook re-emerges as an open stream. Local parades here hold the shops, cafes and surgeries that serve the residential streets, a common profile for practice owners and retailers buying their own building.
