Watford is a town and borough in Hertfordshire, 15 miles north-west of Central London on the River Colne. It started as a small market town; the Grand Junction Canal in 1798 and the London and Birmingham Railway in 1837 brought paper-making mills, print works and breweries, including John Dickinson at Croxley and the brewers Benskins and Sedgwicks. That industry has largely gone, but the town's closeness to London and its transport links have attracted head offices in its place. The borough had 102,246 inhabitants at the 2021 census.

We arrange business mortgages for trading companies buying or refinancing the premises they occupy in Watford. We are a broker and never lend. This is commercial finance secured on your company's own building, not a residential mortgage.

What premises do firms in the Borough of Watford buy with an owner-occupier mortgage?

Hertfordshire County Council designates Watford and Stevenage as its major sub-regional centres, at the head of its list of preferred sites for retail development. Watford holds the head offices of J D Wetherspoon, Camelot Group, Bathstore, Pepe's Piri Piri and Caversham Finance (BrightHouse), and is the UK base of Hilton Worldwide, TotalEnergies, TK Maxx, Costco, Skanska, Vinci and Beko. The Grove, where the 2006 World Golf Championship, the 2013 Bilderberg Conference and the 2019 NATO summit took place, is on the edge of town.

The companies that tend to buy sit around those names: consultancies, recruitment agencies and IT firms that want their own office floor, contractors and trade suppliers needing a unit with yard space, and restaurants, bars and shops on and around the High Street, which carries much of the town's evening trade. Our owner-occupier mortgage page sets out how lenders weigh these purchases.

  • 1.6xfilm, TV and music production105 businesses

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.

Watford's 5,875 business units include a striking cluster of veterinary practices, at 6.07 times the UK share. Software and IT consultancies run at 1.74 times and recruitment agencies at 1.72 times, while information and communication businesses make up 9.6% of firms. Wholesale is also above average, at 5.1%.

A vet practice buying its surgery is assessed partly as a trading business, with lenders looking at turnover and the practice's client list as well as the building. An IT firm buying an office is judged more simply, on profit and the space itself.

Watford's total commercial premises fell 9.5% to 2,950. Offices dropped 19.4% to 580, and industrial units fell 9.5% to 670. Those that remain are valuable, with offices averaging a rateable value of £71,900. Shops fell 5.1% as well. For a company buying a building, scarce supply supports values but limits choice, and a valuer may draw on evidence from neighbouring Hertfordshire towns as well as Watford itself.

What deposit and tax should a buyer in the Watford area plan for?

For a standard owner-occupier purchase, lenders typically advance 70 to 75% of the price or valuation, up to 80% for strong cases, at indicative rates of 6.0 to 7.5% a year over 5 to 25 years, with arrangement fees of 1 to 2%, subject to status, accounts and valuation. Stamp Duty Land Tax applies: on non-residential property HMRC charges 0% up to £150,000, 2% from £150,001 to £250,000 and 5% above that (gov.uk; rates as at October 2026; check the current rates before you buy).

Illustrative example. A recruitment firm buys a self-contained office near Watford Junction for £650,000. A 75% loan of £487,500 leaves a deposit of £162,500. SDLT on £650,000 is £22,000, so the company needs about £184,500 in cash before legal and valuation fees. Our costs page lists the other charges to budget for.

Where Watford companies own their premises

  • Town centre and the High Street

The High Street is the focus of Watford's nightlife, with a dense run of bars, clubs and restaurants. Operators who want security of tenure sometimes buy the freehold of their unit here. Lenders underwrite these on the strength of the trading accounts as much as the building itself.

  • intu Watford (the Harlequin)

The Harlequin Shopping Centre opened officially in June 1992 with over 140 shops, restaurants and cafes. Its owner, Intu, went into administration in June 2020, and the council owns part of the freehold. Shop owners nearby who buy their premises usually want certainty that their own lease cannot give them.

  • Watford Junction

The West Coast Main Line station, with trains from London Euston to the Midlands, the North West and Scotland, anchors the town's office market. Professional and technology firms buying a floor or a small building here gain both rail access and a premises type that lenders find straightforward to value.

  • Leavesden

Warner Bros. has run its main UK base, Warner Bros. Studios, at Leavesden since the 2000s. Production suppliers, set builders, equipment hire and post-production firms working around the studio buy workshops and light industrial space, where the valuer will look closely at any specialist fit-out.

  • Croxley and Colne Way

John Dickinson's paper mills at Croxley shaped the town's printing trade, and Tandon Motorcycles were built in Colne Way from 1947 until 1959. These older industrial addresses along the Colne are where engineering, print and trade businesses still look for workshops and yards to buy.

FAQ

Business mortgages in Watford: questions

Our company leases an office near Watford Junction. Can we buy the building?

Usually, if the landlord will sell. A sitting-tenant purchase is a common owner-occupier deal. The lender values the building, reads your last two or three years of accounts and checks that the loan repayments are affordable compared with the rent you pay now.

Can I get a commercial mortgage for a restaurant or bar on Watford High Street?

Yes. Lenders treat it as a trading business, so they focus on the turnover and profit of the venue as well as the building. Indicative rates are 7.0 to 9.0% a year, subject to status, accounts and valuation, and the loan to value is often a little lower than for an office.

Does it matter whether my site is in Watford or in Three Rivers?

For the mortgage itself, no: the same lenders and terms apply. It matters for the legal work, because the solicitor needs the planning record from the right council to confirm the current use is lawful.
