Chelmsford is the county town of Essex and one of its three cities, 31 miles north-east of Charing Cross and 22 miles south-west of Colchester. The built-up area had 110,625 people at the 2021 census, and the town received city status in 2012. It began as an agricultural and market town, became the county town by 1219, and in the early 20th century grew into an industrial centre as the birthplace of radio under Guglielmo Marconi, alongside manufacturers such as Crompton and Co and Hoffmann Ball Bearings.

We arrange business mortgages for trading companies buying or refinancing the premises they occupy in Chelmsford. We are a broker, not a lender. The loan is secured on your company's own building, not your home, and we take the case to the lenders active in owner-occupier lending whose criteria fit.

Which businesses in the City of Chelmsford buy their own premises?

Wikipedia describes Chelmsford as largely a commercial city employing around 80,000 people. It holds the headquarters of Essex Police, Essex County Council and Chelmsford City Council, and companies including M&G Group, Teledyne e2v and ebm-papst. The energy suppliers EnDCo and F&S Energy are headquartered here, and Chelmsford Business Park at Boreham houses firms such as the Anderson Group and Global Marine Systems.

For smaller companies that translates into purchases of offices for accountancy, insurance and consultancy firms, engineering and electronics workshops that continue the Marconi tradition, and shops, bars and restaurants in a city centre with three shopping centres and an active nightlife. Our page on owner-occupier mortgages explains how lenders assess this kind of purchase.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.

Chelmsford's 9,495 business units show a mix of trades and office work. Construction makes up 17% of firms, against 12.6% nationally, while professional and technical businesses reach 15.3%. Recruitment agencies run at 1.49 times the UK share and software and IT consultancies at 1.32 times, both pointing to a commuter city with strong office demand.

Many of those office businesses own a suite or small building. Lenders look at the strength of the company's accounts and the quality of the space, since smaller office comparables can vary widely in condition.

Office entries in Chelmsford rose 12.5% to 1,260, with an average rateable value of £27,800. Industrial units grew 6.7% to 1,600, and shops rose 4.7% to 1,120. Retail values are notably high, averaging £44,300. That suggests a strong town centre, and a shop buyer here should expect a higher price and a correspondingly larger loan than in many Essex towns.

What does premises finance in the Chelmsford area cost up front?

Lenders typically advance 70 to 75% of the price or valuation to an owner-occupier, up to 80% for strong cases. Indicative pricing is 6.0 to 7.5% a year over 5 to 25 years, with arrangement fees of 1 to 2%, subject to status, accounts and valuation. Stamp Duty Land Tax applies: HMRC charges 0% on the first £150,000 of a non-residential price, 2% from £150,001 to £250,000 and 5% above that (gov.uk; rates as at October 2026; check the current rates before you buy).

Illustrative example. An insurance broking company buys a freehold office near the station for £450,000. A 75% loan is £337,500, so the deposit is £112,500. SDLT on £450,000 is £12,000, taking the cash needed to about £124,500 before fees. Our stamp duty guide explains how each band is worked out.

Owner-occupier finance across Chelmsford

  • City centre and the High Street

The High Street mixes independent and chain stores, and the city has three medium-sized shopping centres: Bond Street, High Chelmer and The Meadows, and a new development anchored by John Lewis opened in 2016. Pubs, late-night bars and restaurants make the centre a hospitality location as well as a retail one.

  • Chelmsford Business Park, Boreham

The business park at Boreham houses sizeable firms such as the Anderson Group and Global Marine Systems. Companies wanting a modern office or business unit with road access buy here, and the valuer will usually find comparable buildings nearby.

  • The retail parks

Chelmsford has six retail parks: Riverside, Chelmer Village, Clocktower, The Army and Navy, Moulsham Lodge and Homelands. Trade counters, showrooms and bulky-goods retailers sometimes buy the freehold of a unit here rather than renew a lease.

  • Writtle

The village west of the city hosted the world's first regular wireless broadcasts for entertainment from the Marconi laboratories in 1922. Today it suits smaller workshops, rural business premises and village-centre shops bought by local trading companies.

  • Springfield and Beaulieu Park

Springfield is where the railway crosses the River Chelmer on the third of the city's three viaducts, and Beaulieu Park, with its new station, serves the Beaulieu housing developments north-east of the city. Local shops, nurseries, clinics and service businesses buy premises to serve these growing communities.

FAQ

Business mortgages in Chelmsford: questions

Can my engineering company get a business mortgage for a unit in Chelmsford?

Yes. Engineering and electronics units are a standard owner-occupier purchase. The lender reads your accounts and values the building, and a unit that another engineering firm could use without major changes is the easiest to fund.

Will flood risk near the Chelmer or the Can stop a commercial mortgage?

Not usually, provided the building can be insured at a reasonable cost. The valuer will note any flood history, and the lender will want buildings insurance in place at completion.

We run a bar in Chelmsford city centre. Can we buy the freehold?

Lenders treat bars and restaurants as trading businesses, so they look at turnover and profit as well as the building. Indicative rates are 7.0 to 9.0% a year, subject to status, accounts and valuation, with a slightly lower loan to value than an office.
