Elgin is a historic market town, a former cathedral city and once a royal burgh, created as such by King David I in the 12th century. Today it is the administrative and commercial centre for Moray. The modern town straddles the River Lossie, with Bishopmill to the north and New Elgin to the south, and sits on the A96 between Aberdeen and Inverness.
We are a broker, never a lender. We arrange business mortgages for limited companies buying or refinancing the premises they trade from in Elgin, from a high-street shop to a trade counter on the edge of town. This is commercial finance on your company's own building, not a residential mortgage, and we put your case to the lenders whose criteria fit.
What drives demand for owner-occupier mortgages in Elgin, Scotland?
The surrounding triangle of Elgin, Forres and Lossiemouth has long depended on the Royal Air Force for civilian jobs. In 2005 RAF Lossiemouth and RAF Kinloss together contributed £156.5 million to the Moray economy, £76.6 million of it spent locally, and the bases provided directly or indirectly 21% of all employment in the area. Kinloss closed in 2010, but Lossiemouth was saved.
Beyond defence, Wikipedia lists local authority work, construction and real estate, food and drink, tourism, transport, business services and wholesale and retail as significant employers. Whisky matters too: Glen Moray, Miltonduff and BenRiach distilleries all sit within six miles of the town. For a trading company that adds up to demand for shops, offices, builders' yards, storage and workshops serving the distilleries. Our owner-occupier mortgages page explains how a lender assesses a company buying the premises it uses.

Elgin is the main town in a Moray economy of 3,930 business units, where 755 are small or medium-sized and 10 are large. Motor trade and vehicle repair accounts for 4.1% of local businesses, 1.36 times the UK share, and accommodation businesses run at 2.75 times.
Showrooms and workshops along the A96 corridor are a natural fit for owner-occupier finance, while guest houses and hotels are underwritten on their trading figures. With 81% of firms classed as micro, many purchases are modest, owner-managed deals where the directors' own track record carries real weight.
How do the A96 and rail links affect premises finance in the Royal Burgh of Elgin?
The A96 trunk road links Aberdeen and Inverness and runs through the town, where heavy traffic causes serious congestion; campaigners have long pressed for a bypass. The A941 heads north to Lossiemouth and south to Rothes, Craigellachie and Dufftown. Elgin railway station, run by ScotRail, connects to both cities, and the bus station sits beside the St Giles Centre. The nearest airports are Inverness and Aberdeen.
For a business buyer, location within the town matters. A distribution or trade business will want easy access to the A96 without sitting in town-centre traffic, while a retailer or cafe wants footfall near the St Giles Centre. Lenders value each property on how easily it could be re-let to a similar occupier.

What does a commercial property loan in Elgin, Moray cost, and how is it secured?
Lenders active in owner-occupier lending typically advance 70 to 75% of the price or valuation, whichever is lower, and up to 80% for strong cases. Indicative pricing is 6.0 to 7.5% a year, subject to status, accounts and valuation, with terms of 5 to 25 years and arrangement fees usually 1 to 2%.
Scotland's Land and Buildings Transaction Tax applies, collected by Revenue Scotland: 0% on the first £150,000, 1% from £150,001 to £250,000 and 5% above £250,000 (rates as at October 2026; check the current rates before you buy).
Illustrative example. A building supplies firm buys a freehold trade counter for £350,000. A 75% loan is £262,500 and the deposit £87,500. LBTT is £6,000, so the company needs roughly £93,500 in cash plus legal and valuation fees. The commercial stamp duty guide compares the UK nations.
The Moray Council handles planning. Missives conclude the purchase under Scots law, and the lender takes a standard security registered in the Land Register of Scotland. Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter; where a deal would be regulated, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. For the wider area, see business mortgages in Moray.
Elgin's business areas
Town centre and the St Giles Centre
Elgin's centre holds the St Giles Centre, the bus station alongside it and the town's main shopping streets beneath Lady Hill. Retailers, cafes, opticians and professional firms buy units here to secure their position on the busiest streets, often in older stone buildings with upper floors.
Bishopmill
North of the River Lossie, Bishopmill is an established suburb on the road towards Lossiemouth. Its commercial premises are mainly local shops and services, suitable for small businesses wanting a modest freehold close to customers on the north side of the town.
New Elgin
South of the river and the railway, New Elgin is the larger southern suburb, with residential streets and a mix of local and light commercial property. Trades and service businesses here benefit from quicker access to the A941 south towards Rothes and Speyside.
Linksfield
Linksfield, on the eastern side of the town, is known geologically for its limestone and shale deposits on boulder clay. In business terms it lies towards the A96 eastbound, which makes the edge of town useful for firms needing road access towards Aberdeen.
The A96 corridor
The trunk road carries traffic between Aberdeen and Inverness through Elgin, and congestion is a known problem. Trade counters, vehicle businesses and distributors still prefer sites close to it, and a lender will look at access and parking when valuing such a property.
