Enniskillen is the largest town in County Fermanagh and its county town, set in the middle of the county between the Upper and Lower sections of Lough Erne. It had 14,086 residents at the 2021 census. The town grew around Enniskillen Castle, first built in the 15th century as a Maguire stronghold, and it was the seat of the former Fermanagh District Council before the 2015 merger with Omagh.
We are Business Mortgages Broker, and we arrange commercial mortgages for limited companies in Enniskillen that want to buy or refinance the premises they work from. We never lend our own money. This is a loan secured on a trading business's building, not a home loan, and we place it with the lenders whose criteria suit the business, the property and the timetable.
Which Enniskillen premises suit an owner-occupier mortgage?
A compact island town on a lough, Enniskillen has a centre of older buildings, many with shops or bars on the ground floor and rooms above, ringed by newer commercial and industrial space on the approach roads. The deals we see most often here are:
- a retailer or cafe owner buying the freehold of the shop it has rented for years
- a hotel, bar or restaurant drawing on visitors to Lough Erne, priced as a trading business at an indicative 7.0 to 9.0% a year
- a builder's merchant, garage or engineer buying a yard or workshop on the edge of town
- an accountant, solicitor or dental practice buying its own office or surgery
Where the building has a flat above, it is semi-commercial and lenders typically go up to 75% loan to value. Our page on owner-occupier mortgages explains what a lender reads in your accounts.

A figure of 2.0x means the trade makes up twice the share of local businesses that it does across the UK.
The Fermanagh and Omagh figures behind Enniskillen point to a working, rural economy. Rental and leasing businesses, which include plant and equipment hire, run at 1.41 times the UK share, and civil engineering at 1.92 times. Construction and building trades supply 1,225 of the district's firms, or 12.4%.
Hospitality is thinner than the lakeland tourism might suggest: restaurants, cafes and pubs make up 2.8% of local businesses against 6.1% UK-wide. For a hotel or bar buyer that means fewer local sales to compare against, so the valuer may lean on trading figures and evidence from further afield.
How do road and bus links affect property finance in the Enniskillen, Fermanagh area?
Enniskillen was once a rail junction, with lines to Derry from 1854, Dundalk from 1861, Bundoran from 1868 and Sligo from 1882, but the lines closed in 1957. Today the nearest station is Sligo, served by trains to Dublin Connolly and joined to Enniskillen by a Bus Éireann connection. Ulsterbus and Bus Éireann both run from Enniskillen bus station, with Goldline services to Belfast and Bus Éireann Route 30 running between Donegal and Dublin Airport.
Without rail, road access drives how a commercial building is valued. A valuer will ask how easily a delivery van or a coach can reach the premises and whether there is parking. We put that information in front of the lender from the start, which keeps the valuation grounded in how your business actually operates.

What does a commercial property loan for an Enniskillen business cost?
Expect lenders to advance 70 to 75% of the price or valuation, up to 80% for strong cases, with indicative pricing of 6.0 to 7.5% a year for owner-occupiers, subject to status, accounts and valuation. Terms run 5 to 25 years and arrangement fees are typically 1 to 2%.
Stamp Duty Land Tax applies, as everywhere in Northern Ireland. HMRC charges 0% on the first £150,000 of a non-residential price, 2% on the slice from £150,001 to £250,000 and 5% above £250,000 (rates as at October 2026; check the current rates before you buy).
Illustrative example. A family firm buys a town-centre shop and storeroom in Enniskillen for £320,000. A 75% loan is £240,000, so the deposit is £80,000. SDLT is £2,000 plus £3,500, or £5,500 in total, giving roughly £85,500 to find in cash before fees. See our commercial stamp duty guide for the full bands.
Planning and title for business property finance in Enniskillen, Northern Ireland
Fermanagh and Omagh District Council is the planning authority for the town. Northern Ireland has its own legal jurisdiction, so your solicitor acts under Northern Ireland law and the lender's charge is registered with Land and Property Services, not HM Land Registry. We confirm early that the lender lends on Northern Ireland property at all.
Commercial lending to a limited company is unregulated and falls outside the FCA's regulated mortgage perimeter. Where a deal would be regulated, for example lending to a sole trader or individual, or a property where the borrower or a close family member will live in part of it, we refer it to an appropriately authorised firm. For the wider district, see our Fermanagh and Omagh business mortgages page.
Parts of Enniskillen where business premises change hands
The Diamond
The Diamond is the traditional heart of Enniskillen's town centre. Buildings here are typically older, narrow-fronted and on several floors, with a shop, bar or office at street level. Lenders will look closely at the condition and at whether upper floors are used for storage, offices or living space.
Lough Erne waterside
Enniskillen sits between the Upper and Lower loughs, and property near the water draws hospitality and leisure businesses. Hotels, restaurants and boating or visitor operations are valued with their trade in mind, so lenders ask for several years of accounts and look at how seasonal the income is.
Bus station and approach roads
Enniskillen bus station is the hub for Ulsterbus, Goldline and Bus Éireann services. The main roads into town carry most commercial traffic, and workshops, trade counters and motor businesses on them benefit from easy access, something a valuer will note when comparing a unit with others.
